Pricing: Where Most Sellers Get It Wrong
Everybody wants the highest number, and I get it. But a house that's priced too high sits, gets stale, and eventually sells for less than it would have at the right price. My job isn't to tell you what you want to hear — it's to give you the number the market will actually pay, and then get you every dollar of it.
The First Weekend Matters More Than You Think
Over 95% of buyers find their home online. That means the photos, the description, and the first 48 hours of exposure basically decide your sale. That's why I don't cut corners on photography, and why I refuse to just "throw it on the MLS and see what happens."

How much is this really going to cost me?
Between commissions, attorney, and the NJ transfer fee, most sellers land in the 6–8% range. I'll build you a real net-sheet up front so you know exactly what you walk away with — no back-of-napkin math.
How fast can I sell?
If we price it right and market it hard, most of my listings are under contract in 2–4 weeks, and closed within 60 days. If speed matters more than top dollar, we'll strategize around that too.
Should I fix stuff before I list?
Maybe. Maybe not. I've talked plenty of sellers out of projects that wouldn't pay them back. I'll walk your house with you and give it to you straight.
What's the NJ transfer fee thing?
The state collects a realty transfer fee that scales with sale price — usually right around 1%. Seniors, disabled sellers, and low-income sellers can qualify for reductions. I'll flag it if it applies to you.
Do I sell first or buy first?
The classic dilemma. There's no one right answer — it depends on your equity, your timing, and the market. We'll talk through bridge loans, sale contingencies, and rent-backs, and pick the play that fits your life.
